CHICAGO:


City of Chicago Rules and Regulations for Exterior Wall Maintenance. Buildings are classified by “Category” for report and filing requirements; due November 1st or December 1st depending on status.

  • Inspection: Define Building Category (I through IV) and assess the current condition of a building facade and determine filing requirements. If needed perform inspection from afar and/or via required Representative Drop.
  • Report: Prepare the required Critical Examination Report or Short Form (EW-1) indicating façade condition and (if applicable) indicate conditions in need of repair including description, causes, and timeline for implementation of remedial recommendations.
  • Filing: Issue report to governmental agency; follow up to ensure requirements have been met; provide timeline for future filing and compliance.

PHILADELPHIA:


Philadelphia Department of Licenses and Inspections Periodic Inspection of Exterior Walls and Appurtenances of Buildings. Buildings filing requirements and due dates are determined based on year of original construction/occupancy.

  • Inspection: Confirm filing requirements and assess the current condition of a building facade from afar and via required scaffold/platform.
  • Report: Prepare the required report indicating façade condition and (if applicable) indicate conditions in need of repair including description, causes, and timeline for implementation of remedial recommendations.
  • Filing: Prepare a request for extension if report is past due (immediately); issue report to governmental agency; follow up to ensure requirements have been met; provide timeline for future filing and compliance.

NYC Department of Buildings (DOB) Façade Inspection and Safety Program (FISP): Report and filing requirements and due dates are dependent on prior filing status and building Block Number.
